Permanent, Christmas and landscape lighting in Sarver, PA
Sarver is about 15 miles and 24 minutes west of our shop, and it is one of the fastest-growing spots we serve. Newer homes, more HOAs, bigger rooflines. We design permanent and seasonal lighting around all three.

Sarver is Buffalo Township, the fast-growing corner of Butler County along Route 356 between Freeport and Butler. Most of the housing here is under thirty years old, which means vinyl siding, wide two-car garages and rooflines with a lot of peaks. Those peaks are exactly what a permanent system is built to trace. We drive out from Kittanning in about 24 minutes and are in the area several times a week during the fall.
Subdivisions dominate the map, and nearly every one of them has an architectural committee. Thraxel has never had a permanent install turned down by an HOA, and that record was built in developments like the ones around Sarver. The track is color-matched to the trim, and the daytime photo in your approval packet shows a plain fascia. Boards approve what they cannot see.
The other thing Sarver has is Lernerville Speedway, which means a lot of homeowners here already like things loud, fast and lit up. Music-sync scenes and Game Day black and gold get requested more often in Buffalo Township than almost anywhere else. If you want the house to run the July 4th scene while the neighborhood parade goes by, that is one tap in the app.
Services
Three ways to light a Sarver property
Permanent lighting
Multi-peak rooflines and garage fronts traced in RGBWW pixels, approved by every HOA we have submitted to, controlled from your phone or Alexa.
Christmas lighting
Full-service seasonal install for families who would rather spend the weekend at the track than on a ladder, with everything serviced, taken down and stored.
Landscape lighting
Uplights on the young trees that new subdivisions plant, path lighting to the front door and patio wash for the back deck, timed to sunset automatically.
Why Sarver homes are a good fit
New construction has thin fascia and long straight runs, which is a good combination for track. The pixels are individually addressable, so a 60-foot run across a garage and a 12-foot peak above the entry get treated as separate zones with their own colors and timing. A single failed pixel shows up by number in the controller, and replacements are typically same-day.
Winters in this part of Butler County are colder and snowier than down on the Allegheny, and the wind crosses open farmland before it hits a subdivision. The IP67 silicone housing and 16-gauge wire are rated for that. Nothing about the system asks you to climb a ladder in January, and the parts carry a 3-year warranty either way.

HOA Rules and Permanent Lighting in Western PA
Most Western PA HOA covenants regulate what shows by day, not what glows at night. Thraxel's color-matched track has passed every HOA we have worked in. Here is why.

Lighting a New-Construction Home Before You Move In
New builds let permanent lighting get planned before landscaping, siding touch-ups or a final grade are finished, so track goes on once with nothing to work around later.
